Alongside switchable smart film, we install three kinds of static architectural film on homes, condos and commercial glass across Miami-Dade, Broward and Palm Beach: solar-control film for heat and glare, safety and security film, and decorative or frosted film for permanent privacy. All three are applied to the interior surface of the glass you already have, so impact windows and sliders keep their rating and nothing changes on the exterior.

- Solar-control film: Rejects a large share of solar heat and glare and blocks up to 99% of UV, which protects floors, furniture and art from fading. Modern ceramic and spectrally selective films do this while staying nearly clear; darker shades are optional, not required.
- Safety and security film: A thick polyester layer bonded to the glass holds the pieces together if the pane breaks, so a break-in or an accident does not leave an open hole. It slows forced entry; it is not a substitute for impact-rated glass or Florida hurricane code, and it pairs well with impact glass for extra protection.

- Glass compatibility check: Not every film belongs on every window. Dual-pane, tinted and low-E glass can be stressed by the wrong film. We identify the glass before quoting and specify a film rated for it.

What it costs
Typical installed ranges in South Florida: solar-control film $7 to $15 per square foot, safety and security film $10 to $20, decorative or frosted film $8 to $20. For comparison, switchable smart film runs $55 to $90 per square foot because it is an electrical product. Your quote is fixed after a site visit and depends on the film grade, the glass type and access; a typical three-window living room in solar-control film lands in the low hundreds of dollars per window, and a full house is quoted room by room.
How we install it
The glass is cleaned to bare, the film is cut to the pane, applied wet with a slip solution, squeegeed flat and trimmed at the edges. There is no exterior work, no drilling and no wiring. In South Florida humidity the film cures for up to 30 days: small water pockets or a light haze are normal in that period and clear on their own. For condos, film is an interior finish, but some associations restrict reflective exterior looks; we choose a film that meets the building's rules and provide the specification sheet for the board.

Frequently Asked Questions
Will window film void my impact window warranty?
Some window manufacturers exclude aftermarket film on dual-pane or impact units, so we check the glass and the manufacturer's position before quoting and select a film rated for that glass. Ask us for the film's specification sheet to keep with your window paperwork.
Will tint make my home dark?
Not unless you want it to. Ceramic and spectrally selective solar-control films reject most of the heat and glare while staying nearly clear. Darker shades are available for glare-heavy west-facing rooms.
Is window film allowed in a Miami condo?
The film goes on the inside of the glass and is treated as an interior finish, so it is generally allowed. Associations sometimes restrict mirrored or very dark exterior looks; we pick a neutral film and provide the spec sheet if the board asks.
Window tint or smart film?
