    What it costs

Hotel and hospitality smart film is priced per square foot, $55 to $90 installed, with project pricing for rollouts across guest rooms. A typical guest-room bath enclosure runs $1,700 to $3,600; a spa or lounge partition is quoted after measurement. We phase installation by floor so rooms stay in service, and we provide a single specification sheet for your ownership group. Pricing guide: smart film pricing guide.

    How we install it

Our hotel work in Miami Beach, Brickell and Fort Lauderdale is planned around occupancy. We install in blocks of rooms during low-occupancy days, with a housekeeping-safe control (a simple wall switch by the bathroom door) and a transformer hidden in the vanity or above the ceiling access panel. Common-area installs — spas, meeting rooms, restaurant private dining — are done overnight.

Where hotels and resorts use smart film

    Guest bathrooms

The glass wall or shower between bedroom and bath goes clear to make the room feel larger and frosts at a switch by the bathroom door.

    Spa and treatment rooms

Privacy on demand for treatment rooms, relaxation lounges and salt or steam rooms that should feel open between sessions.

    Meeting rooms and boardrooms

Glass-walled function rooms that go private for a client meeting and open up for a reception, tied into the room's AV keypad.

    Private dining and lounges

A private dining room or VIP lounge that reads as part of the floor when it is not booked.

    Lobby, reception and back-of-house glass

Screening for reception offices, luggage rooms and staff areas without walling them off.

    Rollouts and refurbishments

Installed floor by floor on low-occupancy days so rooms stay in service, with one specification sheet for the ownership group and the brand's design team.

    Frequently Asked Questions

    How do guests control it?

A wall switch by the bathroom door, optionally tied into the room control system so it resets to frosted at checkout.

What about durability with daily cleaning?

The film is on the dry side of the glass and edge-sealed; housekeeping cleans the untreated side. We provide a one-page cleaning card for staff.

Can you match a renovation schedule?

Yes. We phase by floor or wing and coordinate with your GC and designer; specifications are identical across rooms.

Is there a warranty for commercial use?

Two years on film, transformer and labor, the same as residential, with a maintenance visit option for larger properties.

How do you install in an operating hotel?

In blocks of rooms on low-occupancy days, with the transformer hidden in the vanity or above the ceiling access panel and a housekeeping-safe wall switch. Common areas are installed overnight; no room is out of service for more than the day it is scheduled.
