Switchable film gives a designer privacy without hardware: no blinds, no frosted glass that kills the view, no visible mechanism. Here is where it works in a high-end home or office, what to specify, and what to budget.

Why designers specify it

Every other privacy solution adds something to the glass: a blind, a curtain, a frosted finish, a partition. Switchable smart film adds nothing visible. The glass stays glass, the sightline stays open, and privacy is a switch on the wall or a scene in the home system. In a Miami condo where the whole point of the room is the view, or an office where the glass wall is the architecture, that is the difference between a solution that works and one that gets removed in the first renovation.

Nine places it works

Frameless showers in a master bath, so the shower is part of the room until someone is in it. Bedroom glass walls in condo towers. Sliding doors to a pool or terrace that need privacy at night without curtains. Wine rooms and closets that read as glass boxes. Interior transoms and sidelights on a primary suite. Home offices and gyms behind glass. Conference rooms and private offices in a glass-walled fit-out. Exam and consultation rooms in medical and dental suites. What to specify

Smart film is a PDLC laminate applied to the interior face of existing glass and driven by a low-voltage transformer. Points to settle in the specification: which panes switch together as a zone and where each zone's switch sits; whether control is a wall switch, a remote, a smart relay tied to the home or building system, or a sensor (our control guide covers the options); the frosted look you want, since standard film is white when frosted and a few products offer gray or tinted frost; the position of the transformer, which needs a power point within reach of the glass and a concealed location; and the finished edge, which on frameless glass should be sealed and trimmed to the pane. Clear-state clarity, haze and switching time vary by product, so ask for the data sheet of the exact film being quoted rather than a generic one. Coordinating with glazing and electrical

The film goes on after the glass is installed and the site is clean, and before final punch. The electrician provides a switched or constant power point near each transformer location; the low-voltage run from transformer to film is ours and is concealed in the frame, channel or wall. On new frameless enclosures, a small bus-bar and lead position is agreed with the glazier so nothing shows. For impact glass and sliders, the film sits on the interior face and the rating, frame and exterior are untouched, which keeps condo boards and architectural review out of it.

What it costs to budget

Installed pricing runs $55 to $90 per square foot depending on product grade, panel count and access. For early budgeting: a frameless shower $1,700 to $3,600; a two-panel slider $2,500 to $5,400; a condo bedroom glass wall $3,000 to $7,000; a conference room $6,600 to $18,000.
